Owner Finance or Lease w/ Option

Is owner financing a viable option for home ownership? I believe the answer to that question is Yes.

When my wife and I were just starting out and trying to purchase our first home, we found it to be very difficult. You see, I was self-employed and always had been. At that time we were not able to find a lender to work with us. But that is what we wanted. We did not want to rent. We Wanted to Own our home.

We were able to find someone to help us and the first home that we bought was on a non-qualifing assumable loan. (These are not available anymore or if there are any left they are very rare) We were so excited and grateful for that opportunity. That was the beginning we were no longer renters, we became homeowners!

I share this, so that you will know that we have been there, we understand what it’s like to want to be an owner and everyone you talk to tells you NO! Of course they are always sorry. We also understand the need for creative finance. In today’s economy it is even more important than ever. In order to qualify for a home loan today, you will need a large down payment, excellent job history and excellent credit.

Our business Property Solutions, LLC was founded to help people to become homeowners and live the American Dream. That is where our hearts are. We’ve been there, we know.

In the beginning we used to do owner financing, or contract for deed, with a set time to re-finance, usually 12-24 months. That worked out very good, when a person moved in they were actually the owners. The problem with that in our opinion, if we really wanted to help people, was that very little was applied to the principle. The loan wasn’t getting paid down very quickly. This is OK when you are in a 30 year fixed loan because after several years you will start paying substantial principle with every payment.

This is when we looked into the lease w/ option. The lease option is simply two agreements, a standard lease agreement and a purchase option agreement. This has so much more flexability than a contract for deed. We have really designed ours with the best of both worlds. When a person gets started with our lease option program, they really become a homeowner in practice.

We allow people to come into the program with very minimal option deposit rather than 3-10% down. Rather than being completely responsible for major problems, we take responsibility for that. The other nice thing is that the option requires us to sell, but you are not required to purchase. And the best thing is the amount being put to the purchase option every month. We generally apply $100.00 per month toward the option every month. This is very sizeable compared to $10.00 to $30.00 per month.

We have been able to help many people become homeowners with our owner finance and lease option programs. We also look forward to helping you in becoming a homeowner or answer any questions that you may have.

Real Estate Truth

As I was reading the Word this morning, I came across a profound truth, God is good, sometimes we just need to be reminded of what we need to do. I wanted to share this because it is applicable whether you are looking to buy a home, rent a home or purchase an investment property.

I will be applying this priciple in several ways in my real estate business and my personal life. I’ll share that in a moment. But first, what is this principle from the Word of God?

2 Corinthians 9:6 says: “But this I say, He which soweth sparingly shall reap also sparingly; and he which soweth bountifully shall reap also bountifully.”

We have to sow seed no matter what we are doing. If you are looking for a house, you need to:

  • let more people know that you are looking.
  • Post an ad on craigslist for the type of housing that you are looking for
  • Keep your eyes and ears open
  • look for yard signs, drive around the neighborhood that you are looking in
  • spend a little extra time looking at ads in the paper, looking on craigslist, searching google.
  • Don’t be discouraged, if you will sow bountifully you will also reap bountifully.

2 Corinthians 9:7 says: “Every man according as he purposeth in his heart, so let him give; not gurdgingly, or of necessity: for God loveth a cheerful giver.”

Give of your time and resources for what it is that you are working on, give your time, give your activity. Have faith and trust in the Lord because in verse 8 of 2 Corinthians 9, it says: “And God is able to make all grace abound toward you; that ye, always having all sufficiency in all things, may abound to every good work:”

Below are areas of my business that I will be implementing these timeless and true principles.

  • I currently am looking for 2 people who would like to become homeowners, I have two beautiful homes that have been beautifully rehabbed and are ready to move into.
  • I have one house that we are working on in the Raytown school district, that we are turning into a home.
  • I have one office building available in Harrisonville, just waiting for the right business person to move in.
  • I am looking for funding partners, because I have several houses that I would like to purchase.

Those are the 4 main things that I have immidiate need to accomplish. in order to accomplish these things, I know that the Lord will provide all sufficiency as I cheerfully give my time, resources and efforts in sowing the seed. I will be talking to more people on the phone. Letting everyone know of the housing and investing opportunities that I have available (sowing bountifully). I will be placing ads on the internet.

No matter what you are doing, read 2 Corinthians 9:6-8 and apply these priniples. Trust the Lord, have faith that all grace may abound toward you.
